This project is a 70-bed apartment complex for Foundation Housing who provide affordable accommodation for people eligible for accommodation under the National Rental Affordability Scheme (NRAS). WGE was engaged to provide all building services for the project.
Project challenges:
- Designing for an extremely constrained site that houses a 12-storey building including basement parking, with a high water table
- The building is managed by multiple Foundation Housing entities, resulting in apportionment of the electrical infrastructure within the building
- Mechanically, the Basement Carpark provided challenges with regard to make-up air and exhaust air routes within such a constrained site
- Exposed services on the soffit of the landings required a high degree of coordination between the WGE team and resulted in an aesthetically acceptable installation in a highly visible space
Design features:
- Electrical solutions were employed to reticulate electrical infrastructure through the building inclusive of Authority metering to the apartments
- Complex dry fire installation was required as the breezeways were a combination of open and closed necessitating self-closing apartment windows and stringent false alarm verification
- A highly secure building with 60 plus CCTV points and 30 plus access controlled doors
- The fire engineering solution was critical to allow cross ventilation for apartments whilst maintaining fire separation between apartments and the main corridors, and to allow open stairs
- Fire protection systems included combined fire sprinkler and hydrant system with pumps and tanks at roof level
