195 Pier Street, Perth is the focus for the State Government’s Metronet plan to develop social and affordable housing close to public transport. The phased project will deliver 182 apartments, commercial outlets and community space on the brownfield site.
WGE’s full engineering remit helped facilitate the design for apartments that will attract private buyers, whilst also meeting the criteria of affordability for social housing allocation. A bold architectural building is envisioned that will offer a quality addition to the neighbourhood’s growing apartment market.
The phased nature of the project presented challenges for servicing and the early feasibility study enabled informed decisions around future electricity and drainage provision. With shallow ground water and poor site conditions, a piled raft solution was proposed to ensure affordability. Discussions with the architect and client resulted in a rationalised floor plate layout, removing transfers throughout, except at podium level. Ease of constructability was a key driver to provide affordable quality outcomes.
