The development is the first residential apartment building constructed in the Williams Landing precinct and delivered 54 residences across three storeys. The building used an innovative approach to construction to provide speed and cost efficiencies in line with the clients brief.
WGE provided a full suite of engineering services for the development. We worked closely with the architect, builder and developer to provide a highly coordinated and repeatable construction methodology using modularised components, in combination with conventional building techniques.
The project featured conventional concrete structure to level 1, however was topped with a modularised engineered timber structure to levels 2 and 3. The building design allowed construction of complete floors on the top two levels in just two weeks (at 18 apartments per floor) ready for the standing wall framing constructed off-site. This represented a significant reduction to the usual floor to floor cycle for a building such as this and allowed services and fit-out to commence to floors below.
Close collaboration with the architects, DKO, was vital in arranging the floor plates so as to achieve the required vertical stacking of both structure and services – both key reasons for the success of the project through construction. Our briefing, design and documentation processes facilitated these efforts and delivered a great outcome for the client.
