This project consisted of a complete review and assessment of the condition, maintenance and lifecycle of all elements of the stadium and the development of a sinking fund financial model based on a 25+25 year operational life.
The initial task was to develop an asset management policy, framework and management plan to be used as the guiding principles for the overall review. The overall review followed with the development of the sinking fund financial model to ensure that the stadium remained a state-of-the-art premium facility for sports, music and cultural events.
The review highlighted the critical nature of the infrastructure, including electrical supply, lighting and audio visual facilities, to ensure operations were not interrupted. Reporting, operational and maintenance practices were formalised and improved to ensure critical plant, equipment and facilities remained serviceable in the event of external failures, emergencies and when under high demand. The revised procedures also covered statutory requirements for operations and maintenance.
Lifecycle replacements were reviewed in the light of both condition of equipment and the need to remain at the leading edge of technology for sporting venues and broadcasting. The plan also guaranteed the operator met obligations to ensure the stadium would be handed back to the Stadium Trust in 2025 in a suitable condition to operate for an additional 25years. Additionally there was an ongoing plan in place for future lifecycle requirements in the form of a 25+25 year asset management plan.
