The manual developed on completion of this review provides an operational handbook for the testing and operation of the critical infrastructure provided at this 44,000sqm premium grade CBD office tower in Perth. The systems included:
- HV/LV power distribution
- emergency lighting
- emergency power generation
- process cooling serving computer rooms
- UPS services
- mechanical services
- general light and power
- communications and security
- fire protection
- hydraulics (water supply)
- building monitoring and control system
The manual sets out precisely what happens automatically in the event of a failure of any critical infrastructure elements and provides guidelines for manual intervention should any systems fail.
The single point of failure review considered the cause and effects of various modes of mains power failures on the critical infrastructure serving the BankWest tenancy, located on levels 1-14 of the office tower. Cause and effect scenarios are discussed and summarised in a matrix which explains the behaviour of the various services under a mains failure event. The document acts as an operational guide as well as a maintenance and testing guide.
